Large portfolios and multifamily communities can receive a customized program based on their specific needs.

The monthly program provides access to the same reliable contractor relationship, priority service, preferred pricing, and maintenance support while allowing the program to scale with your portfolio.

Property reviews, repairs, maintenance work, materials, and project costs are billed separately.


PROPERTY REVIEW & MAINTENANCE ASSESSMENT

Every property is different, and the best way for us to provide reliable maintenance is to understand the property before problems arise.

When you join our Property Management Maintenance Program, each property can begin with a Property Review & Maintenance Assessment.

This gives our team an opportunity to become familiar with the property, establish a baseline of its current condition, and identify visible maintenance concerns that may need attention.

INITIAL PROPERTY REVIEW

Starting at $149 per property

The initial Property Review & Maintenance Assessment is completed when establishing a new property with our maintenance program.

Pricing may vary based on property size, location, accessibility, and scope of the review.

ANNUAL PROPERTY REVIEW

Once your property is established with us, active Property Management Maintenance Program clients receive preferred pricing on an annual Property Review.

This allows us to revisit the property, compare its current condition to the previous review, and identify new maintenance concerns before they become larger problems.

Annual Property Reviews are optional and billed separately from the monthly program fee.

MULTIFAMILY & LARGE PROPERTIES

Larger properties require a different approach.

For apartment communities, multifamily properties, and larger portfolios, Property Review pricing is customized based on the number of units, buildings, property layout, location, and scope of the review.

A multifamily review may include common areas, exterior areas, individual units, or a combination of these based on the property's needs.

PROGRAM TERMS & CONDITIONS

The following terms apply to Property Management Maintenance Program memberships.

Monthly program fees provide access to the program benefits described above. Repair, replacement, renovation, turnover, and maintenance work is billed separately unless specifically stated otherwise in a written agreement.

Property Reviews & Maintenance Assessments are billed separately from the monthly program fee. Initial Property Reviews start at $149 per property. Pricing may vary based on property size, location, accessibility, and scope of the review.

Annual Property Reviews are optional and available to active program clients at preferred pricing. Annual reviews do not automatically renew or roll into the monthly program fee.

Priority scheduling does not guarantee same-day service, emergency response, or specific appointment times. Emergency and after-hours services may be subject to additional fees.

Preferred labor pricing applies to qualifying labor performed by Braydon Holbrook Residential Contractor. Discounts and preferred pricing may not be combined with other promotions, special pricing, or previously quoted work unless otherwise agreed upon.

Material costs, specialty parts, permit fees, disposal fees, subcontractor costs, and other project-specific expenses are billed separately unless specifically included in a written estimate or agreement.

Properties must be located within our standard service area or be approved for participation based on location.

Large portfolio pricing is customized based on the number of units, properties, locations, and services required. The advertised starting price of $15/unit/month is not a guaranteed rate for every property or portfolio.

Program benefits are for enrolled properties and are non-transferable unless otherwise agreed upon in writing.

Program pricing, services, and terms may be updated from time to time. Any changes will be communicated to active clients.
